Terms
These terms apply when you request a free sample or buy a listing makeover from Sharper Listing, which is operated by Entalabs LLC, a New Jersey company ("we", "us"). By requesting a free sample or paying for a makeover, you agree to them.
What you get
A listing makeover includes the edited photos, virtually staged photos of empty rooms, and a rewritten description, as described on our home page. We deliver within 48 hours of payment. If you send us your full-size photos, we'll use them.
- Up to 30 photos per listing, including up to 5 virtually staged rooms. For bigger listings, ask us for a quote.
- Photos you send: JPG, PNG or HEIC, up to 25 MB each.
- Photos we deliver: JPG, 2048 pixels on the long side.
- One description, written to fit your MLS's character limit.
Changes and refunds
- For 7 days after delivery, you can ask for as many changes as you need.
- If you're still not happy, tell us within those 7 days and we'll refund you in full.
- For a 5-listing pack, the guarantee applies to each listing you use.
5-listing packs
Credits can be used for any of your listings and never expire.
Your photos
- You confirm that you have the right to use the listing photos and to have them edited. Listing photos are often owned by the photographer, so check your agreement with them if you're unsure.
- Once you've paid, you may use the delivered photos and description to market that listing, in any channel.
Disclosure is your responsibility
Virtually staged photos come labeled "Virtually staged". You're responsible for using them in line with your MLS rules and local laws, including any required disclosure that a photo was edited.
What we don't do
We don't hide defects or change permanent features of a home. We only adjust lighting, color and skies, remove loose clutter and personal items, and add virtual furniture. Edits are made with AI tools and checked by a person, but you should review everything before you publish it.
Free samples
Samples are free and come with no obligation. They're watermarked, shown at reduced size and meant only for your review. Please don't publish a sample.
Limits
Our total responsibility for any order is limited to the amount you paid for it. These terms are governed by the laws of New Jersey.
